VILLA HRADNÍ VODOJEM

Villa on the corner of Starostřešovická and Nad Hradní vodojemem streets

The villa is situated in the heart of Střešovice on a picturesque square with a view of Střešovice and Troja. The quiet environment is combined with the excellent transport accessibility of the tram stop approx. 100m from the house. In the surrounding area, there are many public and private schools and nurseries, shops, restaurants, including the famous local butcher Hudera and garden shop Chládek. Sports facilities are offered by the Tatran Střešovice sports complex with beach volleyball courts, an indoor hall, and a football and tennis court within walking distance. Prague Castle can be reached on foot in 15 minutes. The house can be found on maps from 1842 as a typical craftsman's house, when there was a business on the ground floor and living space on the upper floor. In cooperation with the Department of Historic Preservation of the City Hall. m. of Prague, the building was carefully rebuilt with the requirements for modern living for the future owner. ​ 

The house is not finally approved, the final approval is possible only after the completion of the interior spaces. At the moment, a building permit has been issued for the approved project to divide the house into three residential units and a home office.  Due to the sale in the stage before the completion of the interior spaces, it is possible to complete the house in a short time according to the specific needs of the final owner.

The walls of the building are, according to their historical significance, a combination of original masonry, classic bricks and porotherm.  The project envisages recognized beams, several walls of exposed concrete and a cast concrete ceiling in the multipurpose space. The house is connected to water, sewage and electricity with new connections. Gas is at the border of the plot and it is possible to connect it additionally. Heating is provided by a heat pump.  ​

 

The multipurpose space on the ground floor has the possibility of 3 approaches, both from the house, from the street and  from the inner garden. Any visitors of the multipurpose space will not disturb the residential flats.  ​ ​
